A mortgage to match your needs

We will take the time to really understand your circumstances, so we can match you to the most suitable providers and lenders. We welcome the self-employed, first-time buyers, buy-to-let landlords, and re-mortgaging clients. If you have an adverse credit record, we can offer expert advice, and have access to lenders who specialise in non-standard cases.

We are not a team of salespeople; we are a team of financial professionals with over 10 years of experience in the industry.

A mortgage may be more accessible than you think

As a first-time buyer, you might have heard some of the most common myths and misconceptions about getting a mortgage. It is often repeated that you need to have a 20% deposit for example. This is not true! While the average deposit may be 20%, as a first-time buyer you can get a mortgage with a 5% deposit.

These are known as 95% mortgages, where the lender will let you borrow 95% of the value of the home. There are plenty of lenders and government backed schemes who will help you get on the property ladder with just a 5% deposit, making home ownership more accessible and affordable to thousands of people.

We can also offer advice about Shared Ownership mortgages. This is where you buy a share in a property, and pay rent to a landlord for the rest. You can take out a mortgage to buy a share, usually between 25%-75% of the total value of the property. You will also be able to ‘staircase’ your mortgage, so you can buy a larger share in affordable stages.

Why You Should Live in Abingdon?

Abingdon, a historic town, can be found on the River Thames. Once home to the Romans, Abington is now a peaceful but bustling market town.

The town of Abingdon has lots to offer to the locals. Why not visit the historic Abingdon Abbey, brought back to life in the 10th century after Henry VIII no longer wanted to use the Abbey. There are plenty of other museums and churches to visit for those history buffs looking to move into the area.

If you’re looking for something a little different, Abingdon has plenty of independent and niche shops to visit mixed in with the regular chain shops you can find elsewhere, a mix of shops, restaurants, cafes, and pubs; there’s something for everyone.

Abingdon does not have a train station of its own. However, only a short hop away are several train stations in adjacent towns linked up via bus to Abingdon, so it’s easy to get around. For those looking to commute to London, regular trains run from nearby train stations and take just over 1 hour to get into the heart of London.

Abingdon is also well served in primary and secondary schools catering to children of all ages. Ofsted reports show several ‘Outstanding’ schools in the local area.

Abingdon is the perfect area for those looking to live in a quaint, beautiful, and historic town with all the amenities nearby.

Our Mortgage Services in Abingdon

When we say we are unbiased, that’s exactly what we mean! We are fully independent, meaning we don’t take a commission from a limited range of lenders who might offer you a worse deal than some mortgage brokers do. Our advice is impartial, and we will look at thousands of options to find the most suitable and best value deal for you.

We are not a team of salespeople; we are a team of financial professionals with over 10 years of experience in the industry. We have no hidden incentives to recommend you certain products and lenders, so you can be assured that we have your best interests at heart.

A mortgage for adverse credit

If you have a less than perfect credit record, you may be discouraged from applying for a mortgage, because a refusal can damage your record even further. We are able to offer advice about the next steps you can take to potentially secure a mortgage, and you can be assured we will be non-judgemental about your circumstances.

Certain lenders are more flexible in their attitudes to clients with poor credit history than others, and they all have slightly different assessment criteria. Here at TMS, we have experience of working with these lenders, and we will have knowledge about which ones might be likely to accept your application.

If you need to arrange a bridging loan

If you need to buy a property before you have sold another, you may need a short-term loan to bridge the gap. This is known as a bridging loan, and our advisors can help you to arrange it.

A mortgage is a loan secured against your home. Your home may be repossessed if you do not keep up repayments on your mortgage or any other debt secured on it.
